Professional Design & Drafting Consultation

Design Guidance Before You Build

Planning construction or renovations often requires professional drawings that meet Ontario Building Code requirements. Consulting a BCIN designer early in the process helps ensure your project is designed correctly before permits are submitted and construction begins.

We provide drafting consultation and permit-ready drawings for structural changes, home additions, new builds, layout modifications, basement apartments, duplex conversions, and heritage home alterations.

Outdoor projects such as decks, garages, and sheds larger than 100 square feet may also require permit drawings.

If you already have drawings that were not prepared by a BCIN professional, we can review them before submission to ensure they meet current building code requirements and help prevent delays during the permit process

When a BCIN Designer Is Required

Many construction projects require professional drawings prepared by a qualified building designer before a building permit can be issued.

This includes projects such as removing walls, adding beams or new openings, designing home additions, planning new builds, basement apartments, or commercial interior changes. Outdoor structures such as decks, garages, and accessory buildings may also require permit drawings.

We review your project, explain the applicable Ontario Building Code requirements, and prepare the drawings needed for submission to the municipality.
